Architectural Services
I personally design all projects to incorporate each client’s unique set of circumstances. The quality and personalized services that I provide include conceptual design, feasibility studies, and overall coordination with appropriate consultants to bring the project to fruition. Working closely with structural, mechanical, and electrical engineers results in successful projects. My experience with residential and commercial projects throughout the last 20+ years has given me insight into a variety of client requests, and parameters that are often out of the norm.

- Free initial consultation
- Design studies
- Feasibility studies
- Presentational renderings including illustrations and 3D modeling
- Architectural plans for building permits and homeowner associations
Drafting and Permit Expediting
I provide hand drafting and AutoCAD drafting services for all types of architects’ Hawaii projects. My past experience in working on architect projects in Hawaii (includes Oahu and all Neighbor Islands) has made permit expediting an important part of my focus. Project types include:
- Residential additions and remodels
- Commercial remodels and tenant improvements
- Custom homes
- ADA remodeling needs for the elderly and handicapped
- Elevator and lift design
- Walls, fences and retaining walls
After-the-Fact Permitting
Projects with notice of violations that require compliance or after-the-fact conditions are also one of my specialties. I have worked in numerous situations where non-permitted structures, renovations or pre-existing non-compliant conditions require special handling and expertise to obtain the proper and required permits. I have the expertise to process these types of projects from producing the necessary plans and certifications to assisting clients in obtaining contractors accordingly. This process also includes my assistance in closing out the permit and finalizing the notice of violation or after-the-fact projects. I have successfully performed this type of service for banks, Realtors, and private clients as well.
Project Coordinator
I work with all architectural services in Hawaii to take projects from start to finish including as liaison between the client and general contractor, lighting engineer, landscape architect, electrical engineer, plumbing contractor et al. Our Project Coordinator work includes:
- Residential additions and renovations
- Custom homes
- Commercial projects with option of overseeing services
- ADA remodeling needs for the elderly and handicapped
- Elevator and lift design
Remodeling
There is a high demand in Hawaii for residential remodeling and renovations which has made these architectural services a mainstay for Sculptural Designs. My experience includes working on numerous older homes, commercial spaces and historical registered properties. Remodeling project services include:
- Initial analysis of conditions and practicality for the project
- Recommendations and design ideas based on age of existing structure with consideration for existing structural integrity and potential modifications
- Design with function and aesthetics in mind to accommodate the client’s wish list
- Construction pricing checks and balances on initial designs to ensure project budget includes value engineering
